Property filled with junk
Hey I'm currently working on my first few wholesale deals. One of the properties that I'm communicating with the owner on has all her old junk inside. Mind you she hasn't been inside the property for about 5 years and doesn't want any of the old belongings. Should I move out all the stuff myself or have a potential buyer do it? It seems like a lot of old furniture that nobody would even want. Would it look bad on my part if I attempted to wholesale a property with junk in it?

Before you do either, make sure your contract specifically includes the personal property (re: junk). This is not usually sold with the real property and thus the seller may have a claim against you if you do anything with it; including proper disposal.
