As for conventional lenders, these would be even fewer and further between.As @Erik Hatch mentions, a preapproval letter is not hard or time consuming to get, you can typically get one within an hour, but make sure you are outlining to any lender what your deal specifics are, meaning little or no money down.

I can't recommend any books, but for foreclosures and tax deeds, a good place to start is to get all the info you can from the sheriff or court house clerk who puts on the auction, and read the state's revised code/statutes on the subject.

They just don't have the expertise or development knowledge to have a buyer's list with people who want land and the value for land can be subjective when there are not a lot of comps.

So there is demand but there isn’t much speculative foreign money or local cheap debt artificially propping the market.People who have been complaining that there are no opportunities to be found in real estate over the last few years keep looking only in the wrong overpriced markets which, by definition, are subject to a huge potential correction at some point.Sadly, too many investors seem to totally misunderstand the concept of risk and are in for a rude awakening at some point.
