I have done a lot of research, and I am well aware this path won't be easy, and it will take a lot of adjusting, especially with a kiddo on the way, but I'm determined to earn more for my daughter.

You want to be able to use this as your platform to building your future wealth, this is a great start and enough to be a little dangerous with. 1) You can by a duplex, triple or quad up to $300k using a 203k loan - live in one unit and rent the others - save money while you live for free, use your new found savings for your next investment2) You can attempt to get an investor renovation loan using 20% down payment, up to $150,000.00 flip 3) You can attempt to finance (1-2) SFR or Multi Family Turnkey Buy & Hold for Cash Flow4) Your creativity and ambition = no limits to the potentialIt all depends but at minimum you seem to be heading down a good path, do your homework, weigh your options, consider doing the things that will help you build your wealth and align with your goals/strategy.

Since it sounds like it's in the path of progress (even with the bad apple next door) I would put 1-2% depending on the age.I also think that the Capex estimate is low.

This is the theory that half of my real estate target path is based upon, so I need to know if I'm in the wrong.Of course, I'll disclose to the bank that I'm on board, but should my being mortgaged to the hilt affect my partner's ability to get financing if they would otherwise have qualified without me?

Determining rents is pretty simple...and knowing whether the rents can be forced higher through upgrading the units is pretty straightforward...as is determining whether this building (an 8-unit) will ever appreciate more than a pre-determined price.
