I am torn on how to renovate depending on what I'll do with it, I don't want to commit to straight office by removing the shower for example in case at some point I want to rent it as a house.

A simple V-Lookup in Excel is pretty straight forward.

Oh gosh, that is so area dependent and skill dependent that no one can give you a straight dollar figure.

Do your research and get your documentation straight, it is easy-peasy. 

And, even if you are cash flow negative by living in one unit, as long as that monthly loss is less than you would be paying in rent elsewhere, you are still netting ahead.

Hopefully you are not ahead on draws, i.e. he has less money owed to him than it will cost to finish with another contractor.Since you are on an FHA loan (and I am not privy to how the approval process works), your bank should be able to guide you with getting a new contractor lined up and finishing the work.

I am trying to BRRRR by matching rental values in the area with small cosmetic changes (most likely) but that all depends on what comes up during the due diligence process, I just like to have a decent plan in place for financing ahead of time.

In other words, a flip as straight sale to end buyer is not as easy as a with a stick-built home.  

I will certainly be holding steady through the tough time ahead.
