I warned her not to let them put bandaids on the property to just mask the issues.

So glad I did because this site saved me over 20 k already by warning about the gurus.

BUT - buyer be warned, unless the Ander is provided in writing and somehow signed, it may not be the truth or at least not the whole truth.

The hosts should've gone more into detail about what could've happened if Zeona's landlords decided to penalize her to the fullest extent possible and to warn other investors against this strategy since they decided to include it.

Most contractors will do this even though many contracts warn against it.

In fact, the documents that you must sign have pages and pages of disclaimers warning you that you could lose all your money, in order to cover their *** if things go sour. 

I've already been warned it's a conversation that will be had. 

She has already text messaged me back .....twice......asking that I reconsider.....she will take the lease as is.....she will take the property as is....and will repaint at her expense, and do other cleaning on her own,  etc.................I want to believe she is a good person at heart, but my gut feeling was telling me she was in essence "warning me" as to what kind of tenant she would/could be and after running things by this forum.....as well as my father who has decades of REI experience dealing with renters I  know this simply means at this time and space, this property is not for her.
