She has already text messaged me back .....twice......asking that I reconsider.....she will take the lease as is.....she will take the property as is....and will repaint at her expense, and do other cleaning on her own,  etc.................I want to believe she is a good person at heart, but my gut feeling was telling me she was in essence "warning me" as to what kind of tenant she would/could be and after running things by this forum.....as well as my father who has decades of REI experience dealing with renters I  know this simply means at this time and space, this property is not for her.
