Properties larger than 100 units tend to have more sophisticated owners...and many of them are deeply entrenched in their markets and know every broker in town.  

Your property could propel you in a nice position with your current mortgagor for new loan products, or credit lines for your future investment ideas is what I meant. 

When I replaced our roof, it was with 30yr material and like so many other product "guarantees", the mfg knows exactly when the product will fail

The shortfall that most info product marketing promoters don't warn you us that there are a lot of very basic, foundational aspects of real estate that are, admittedly not exciting, but essential and necessary.

The 203k is a great product, but closing does take a while.

Just be aware that some will be seeking to sell you on some product or package.Andy
