If RE investors can hone just one skill, it would be the ability to recognize where we are in the cycle and move accordingly.

If you have no intention or need to sell the properties anytime soon and they are making a positive cash flow and enough to cover a reduced rent amount if the recession causes a soft rental market, and you have enough reserves to pay the mortgage if you hit a multi month vacancy then you are good. 

So, as I learn to take it slow and gain my knowledge, I'm interested in what skills it takes be successful at this.

Those who lack foundational (the ability to read and write at a high school level) or social skills are also the first to take offense to the fact that I "discriminate" against them... because I'm unwilling to risk my money on them.  

So, I am up to three calls that led no where other than developing my screening skills.

Price does seem a bit high when you are writing the check , but the plumber has the skill, knowledge and experience , thats what you pay for .  

I have always felt that the most important skill an investor needs, whether a wholesaler, a flipper, a land lord etc is to know the market better than anyone else.

(Chances are, your sales skills are a little flabby.
