I'm going to digital entry (four students, they lose keys a LOT) and smart home features (like turning off the HVAC when doors and windows are open because students are apparently idiots and do, in fact, air condition the whole darn neighborhood), plus a few exterior cameras.

No smart person is going to list with a newer realtor, when there are lots of more experienced realtors out there but for buyers agent people will care a lot less how experienced.

I'm considering the possibility of other counties or areas, but within a few hours drive so I am able to do that and don't feel my hands are tied being too far away.I do see some MH for reasonable prices, but wasn't sure if that was a smart move in this game.
