A little more complicated than I have dealt with, but if the asset qualifies as a capital asset it would depend on length of time held as to Short term or Long term rates.

If theres no equity next option would be a short short and you need to find an season investor that can handle it for you aka negotiate the deal with  institution..

I closed on a property that I am rehabbing to put back on the short term vacation rental market in Port Aransas, TX.  

I ended up purchasing a SFR on short sale in the same neighborhood.

Just an idea, but what about business cards stating what you are looking for, your contact info and a short statement about a referral fee.  

@Kate Stoltzfus I suggest that you offer to let them out of the lease, as long as they cover the entire period it takes to find another tenant.  

I don't know if/how doing multiple refinances in a short period of time will impact your loan eligibility. 

You also have to have a location within you home or a office period to get their service as the information is sensitive and they must know you are operating a business so make sure you have at least a llc. 

East side you're gonna have a really hard time getting those rents, period.
