@Doug Crenshaw I think the area of the state you are looking in you want to shoot more for the 2% rule.

Many people really shoot themselves in the foot from a liability standpoint, which is usually (ironically) one of the main arguments for transferring the property to an LLC in the first place, without realizing it:You will have homeowners insurance on the property, right?

I’m a real estate photographer and I shoot a good number of land lots.

This guy who had been living with his GF on and off had some issues with another tenant in the building and apparently this led to police involvement one evening with allegations of someone shooting at him (the boyfriend of the other tenant is the alleged perp).

I don’t currently live in the market that I want to invest in so I’m thinking about using the bank’s leverage for my next property because I plan on living in it (will still shoot for a duplex or triplex to house hack).
