This building was built in 1991, it's two stories and also features window AC units. 

You might consider installing water saving features (replace old toilets, install water saving shower heads, etc.) and actually asking the tenants to please try to conserve water (if you have a good relationship with them). 

I don't use the other features they offer (application, maintenance requests, document sharing, listing syndication).

I just attended a home buying seminar at my credit union that provided a detailed explanation of that process...
