Select a couple areas and become a market expert in those areas.

We solve the data problem by working with the industry's best data vendors that have applied a lot of post-processing and enrichment to the original government sources, or have collected their own proprietary data.Not all of those vendors are equal in terms of accuracy, and we learned this the hard way through experience -- I come from the commercial real estate research world, and my co-founder from the retail site selection & revenue forecasting world.

I would appreciate any time you spent looking at 8 of the designs and help me select one that you thing best embodies the spirit of the LLC and non-profit.

Neither is Sherman/Denison, but we've found that to be a tougher market since the growth is so strong and prices high while selection is low. 

Another thing that factors in is how particular you are with selecting tenants.

The 3 comps I selected are 229, 249 and 249 (two of them are new construction cookie cutter  houses) /sf.To top it off, the 229/sf house was built in 1950 and remodeled recently.The other two 249/sf houses are new construction.
