Need help with comps, price per sf comparison
So I'm looking at comps in Matrix on the NWMLS, and I noticed the house I'm considering making an offer on is listed fo 193/sf. The 3 comps I selected are 229, 249 and 249 (two of them are new construction cookie cutter houses) /sf.
To top it off, the 229/sf house was built in 1950 and remodeled recently.
The other two 249/sf houses are new construction.
MY subject property at 193 /sf was built in 2006 and is in similar condition as the others albeit nicer than the 220/sf house and not AS nice as the 249/sf houses.
Is this not an indication that it's a good deal?
Beds and baths are similar, my subject property is 4 bed 2.75 bath while the others within .5 miles are 3 bed 1.5 or 2 bath. Mine also has a lot size twice that of the 249 /sf comps but 20% less than the 229 a sf comp. My subject property is 700 sf larger than the comps. What say ye? Good deal or no? To top it off I was able to get them down 22K in price.
