Paid for college out of pocket, no home, no car loans and have been overseas building business since college.Now I am struggling with financing for several deals we are looking at because of lack of credit history and fact that business makes the money and it is not my personal income.

Bill pays your for your housing based on the BAH rate for the area you are attending school. http://www.benefits.va.gov/GIBILL/resources/benefi...So, why can't you purchase a duplex, triplex or fourplex as your primary residence (qualifying based on the BAH you will receive), live in one unit while renting the others (cash flow in your pocket), then finish college, move to your job location, rent out the unit you lived in and start your investing adventure all over again?

Most BP members are tied down to a certain area for some reason, whether it’s a job, married and spouse won’t budge, kids are in school, can’t bear to be away from home, etc, so they make due with their local area.

In this space you want to be more concerned with rental history, ignore that they don't pay a lot of their bills, you are only concerned that they pay your bill (the rent).
