Taking their cash flow, paying off one home at a time and once one home is paid off, acquiring a new one and continuing that process until I'm in a position to either pay cash for a home, or pay it off within 3-4 years.

I also went to GA Southern for a couple years so spent plenty of time in Savannah.The biggest advice I have is to make sure the numbers on any property you find work, i.e. it is anticipated you will receive positive cash flow.

It seems like the numbers could work for positive cash flow and following the 70% rule, but I'm not sure if the town that the property to rent in is a strong candidate to own the property.

If you're primary focus is capital growth (what I call appreciation potential), then you'll want to focus on more cyclical markets where you can get a positive cash flow but stand to gain more on the "back-end".In both cases above, you'll want to stick to markets that have a sound economy and a healthy housing market.

What you might be suggesting is hidding it, but then doing that could allow a seller to sell, say for more money, putting the optionee in a position to sue to enforce his option, if he is not prepared to take the option, in the real world, would that be a good move.......probably not, you might kill the sale, but then what?
