Right behind is an easement where there is lot of foot traffic( mostly from low income apartment down the street and bunch of hobos walking around).

Depends on the foot traffic, the quality of the flooring used, and how well it was installed.The good flooring might last 15 years.But, I usually see it looking pretty bad within a year or two because people buy the cheap stuff and do a crappy job of installing it themselves.

I work for an organization that purchases foreclosed properties and owner finances families to get them in to a home for what is usually less than rent in that area.

It really depends on what organization is doing the appraisal and what their guidelines are.
