The main difference is that we (myself and two existing investing partners who have a 3 way LLC, but no reason it could not be just one person) do the finding of deals, all paperwork, AND ongoing PM ourselves.

We do have an ongoing supply of turnkey properties.

Not really flipping but it is a possibility.I just don't understand how you could pull off what the OP is describing on an ongoing basis.

If you can buy a brand new house in a subdivision being built out you could have possibly some good equity when it finishes selling out in 1 year to 2 years.If your budget is more limited looking at 50k type properties the tenant base and age of the house even in a good area will be very rough on an ongoing basis so prepare for it if that is the decision you make to invest. 

The other part is paying the ongoing mortgage payment which at your part time job is difficult.Enjoy college, get good grades, have fun.

You are subject to much more restrictions and liabilities, and ongoing financial training obligations and reporting than if you're just a private investor making deals happen.
