I'm hesitant about getting a real estate license cause so many tell me that route is extremely tough and most real estate agents quit within the first year. 

-Has no crawlspace (common for older properties) so we couldn't see the foundation-Drywood termite/wood decaying fungi damage seen on all the windows/doors/parts of the beam on the exterior, parts of roof decking and rafters in the attic-Old leaks/moisture damage seen in the ceilings and attic-Parts of the roof has patch work-Roof doesn't have any permits on record (don't know how old it is)Seller's offer to me:-Fumigation treatment for drywood termites (tenting the house)-Replace and repair all damage wood throughout the house-Replace the entire roof with a new permit-Replace one window in every room (not all)-Pay for a structural engineer to inspect the foundation-Offer to get quotes for repairs and have a 15-20K budget to make all repairs, house is 500K.

I am about to make an offer on this home and realized that there is no dishwasher.

Any thoughts and tips would be extremely appreciated!

However, we have so much to offer! 

Cold calling potential sellers needs to be quick and get straight to the point: your a local small business and you're looking to make an offer on the property, are they interested?

I complemented it looking for more documents at the IRS site with Lance’s words and it was extremely helpful.Indeed, a multimember LLC can select how to be taxed sending a form to the IRS and, If taxed as a partnership or corporation, not be subject to FIRPTA because it is not a flow through entity (for this tax withholding purpose ) anymore.Anyway, I want to have a meeting with a real estate experienced CPA in the DFW area in order to clarify any details and establish an LLC with everything covered.

However, the next day, the auctioneer called me and said the guy who bought it had buyer's remorse so he offered to sell it to me for my last bid.
