Would love insights on occupancy rates, when is high and slow season, rental rates for a 1 bdrm with an ocean view? 

I'm in Ocean County

I had 19 blue collar apts so commuting was def a concern for mine. 

Hi, I may have an opportunity to purchase a property on 15th street (Booker & Johnson) but the Trulia crime map shows it area as 2nd from darkest blue. 

And with all things the higher the return generally the greater the inherent risk and you can tell investors this until you are blue in the face and they will still go for the greater returns over buying something that maybe say breaks even has no return.. but has some real up side down the road and or quality of asset and tenant is far better.For me personally that's what I found with my A class Vegas properties I don't own a lot of rentals anymore .. 

There are multiple blue line train stops in Avondale which is a huge deal for investors considering that it can take business professionals downtown to the big name corporations or it can take you to O'hare Airport if you want to avoid the hectic traffic.

It's much more of a blue-collar type environment.
