Waikiki Monthly Vacation Rentals

We are planning on buying a vacation rental property in Waikiki to rent out for +30 day vacation rentals. Does anyone have any experience with this? We would have wanted a STR but those properties are hard or very expensive to find these days.
This would primarily be a rental property.. we would stay in it if and when there are vacancies. 
Would love insights on occupancy rates, when is high and slow season, rental rates for a 1 bdrm with an ocean view? 
and I am all ears for any advice you can share from your experience.
