After watching a numerous episodes of American Greed on CNBC, one thing that is made clear to me is people should trust but verify, verify, verify.

So I want to transition to multifamily CRE, starting small and eventually working towards larger deals.I've been enjoying the BP podcasts featuring veteran investors of all backgrounds, and I'm excited to start connecting with everyone, especially in the multifamily forums and hopefully with some local investors in the Charlotte area.

Most smaller properties can not absorb the potential 3 month loss of income at the lower rents the market dictates vs. the initial investment costs and be as profitable as this potential.Owner occupied duplexes are numerous here, with few large multi-families.

@Patrick BarkerAnother suggestion to bypass the Realtor and keep you from getting preapproved would be to write  a simple letter of intent (LOI)The LOI has been used effectively by people such as Grant Cardone who was featured on podcast #108.A simple google search of this term will show some samples....good luck!

Selectively, you can find numerous SFRs below $25k, and sometimes below $20k.  

I have an 30 year VA loan at 2.875% which might be a nice selling feature depending on what the average interest rate in 3 years.
