Hello, I am a newbie investor and I would like to know where you get the actual contracts for wholesale deals?

If you want to sell the concept of the project, then I would try to get your neighbors into a contract and find developers that would be interested in pursuing it.

That said, knowing contracts, disclosures, and how to properly negotiate are important factors.

The beauty of the option period is that it gives you the unrestricted right to terminate the contract for any reason whatsoever, even if you just change your mind.

As you can see, I got my first one under contract today.

I have an interested seller which i'd like to put under contract. 

Every lender has their own rules, but in pretty much every residential mortgage contract, there is a clause that triggers if the property is sold or transferred to another person or entity and this is known as the 'Due on Sale' clause.

If I'm not mistaken, Florida transactions do not require an attorney- the agent/broker is the one who drafts up the contract... correct?
