A renter of mine in the same area knows the squatters in the house and got me alot of info on it condition wise,(plus google searching arrest records ) very bad condition and i didn't feel like dealing with getting them out. im in the process of renovating a 25 unit mobile home park i bought last year so house rentals are just looking not so good anymore with investment cost compared to my mhp (45k after rehab on house for only 650-700 a month vs a 7k mobile home at 600-650 a month rent.

I am looking at a Mobil Home Park and could use some help evaluating it as well as understanding what I am getting into.  

[Note: only way I see to make reasonable return is with mobile homes and that presents all sorts of new challenges in this area]I won't say that the area is recession-proof, but a lot of big investment is going on in the area with large companies pouring in the money.

It's even mobile friendly, so they can submit from their phones.

Only deal I ever got was buying a few tenant home mobile homes for $1200 a piece and rented them out for $600 after about $500 of work on each one..

They haven't caught the idea that a modular is different from a Mobile Home.
