The full bath has a window other 1/2 bath (toilet and wash basin ) very small maybe 5x3 and no window... neither bath has ever had an exhaust fan and the house IS NOT having extensive remodleing...

If someone is saying , "there are already too many agents" I feel that they have a scarcity mentality.

I am always looking at real estate and am mentally ready to buy another place, but not financially ready, without dipping into the equity of our home.  

The 1% "rule" is only a guideline but can be useful for a quick mental evaluation of a property.

because they think you're going to pay full retail, cash, and close within the hour is exhausting.  

By the time you have exhausted the list of sources mentioned on here you will probably succeed in finding the current owners name if not their current address.

Let me add that most of our renovations are rather exhaustive, but they are never less than 60 days, and usually 90-120.
