Based on the zoning I can do nearly anything I want.I am looking for a low neighborhood impact business that has a high cash flow with low entry.My thought is in buying shipping containers and packing them in tight on the lot and creating a commercial storage business.By my estimates the property could generate up to $96k a year with less than 1 year's income to reach full build out.Any one have experience with this model?

after 2 months wasting time and had move out before i could refi with quicken loans they quoted me 60 LTV for my rehabbed 3 unit. seems low for 720 credit score and noi per month of $1300ARV is $195kput 35k into it financed 100ki expected 70-80%LTVany suggestions who turn to?

Dont know any such rules but your ROI must be a little low if you put 20% down.

I was planning on using the BRRRR strategy for my first 5-10 rentals and I want to keep this property as it will have a ROI of 15%+ after the first year, as well as a ARV of $110,000+ (low side) after putting in $30k in repairs ($5k buffer) and I paid $0 for the property.
