I guess this is a very open ended question just trying to make their lives a but easier when working with them. 

It kinda reminds me of a town in Ohio where I live, but it seems like a lot more available, affordable cool houses with character!

They didn’t own or live in the house (in most cases) so they wouldn’t have knowledge of issues unless the seller disclosed them.

Not flipping right away, some family members might live there for a few years, but want to update and make it inviting and made me think of houses that are rehabbed and flipped.

The original plan was to live in one unit (as requird by the loan terms) for one year and rent out the other, then move & rent both units after the 1 year requirement (currently living with relatives).

The home was built with 7 bedrooms but they called them "Living Room" and "Lunch Room" despite obviously being bedrooms.

Sure there are taxes on that each year, but no management issues, etc..Even a 1031 doesn't make sense sometimes.Keep in mind, someone might sell a $600k property with a $1 million basis if they have don't more than one 1031 in their lives!
