HI @Jimmy Suszynski, I think there a few things being mixed here so I'll lay out some bases:There are residential mortgages (always made to a person and NOT to an LLC or business entity) and there are commercial loans (made to either a person or an entity, usually not sold on the secondary mortgage market like residential mortgages are, and the terms are different).BRRRR is a brilliant strategy.

In my experience, most of these BEC scams result from someone in the transactions computer having been compromised and the fraudsters laying back and watching the email traffic and choose the best time to send out the phony email at just the right time to the party holding the money be it the title agent, the buyer, the lender or one of the attorneys involved.

The price was intriguing because each apartment had 1.5 baths, each was 2bdrms with 3 wall through AC units, they were of good size, and the seller had been upgrading the apartments as people moved out with all new cabinets, appliances, and ceramic tile.
