I wanted to get thoughts on if anyone has had experience performing a refinance prior to renting a property while utilizing BRRRR? 

I understand that investing outside of my local area may require partnering with someone on the ground who has experience and knowledge of the specific market.Once again, thank you both for sharing your valuable perspectives and advice.

Maybe that's not possible too, I like to operate in the realm of possibilities though and an hopeful someone has experience in something that is acceptable to the HOA and my goals. 

I have a question which I was asked and since I'm not a lawyer or have experience this maybe someone on BP has.                 

Based on my personal experience, owners seems to evaluate two primary cost criteria when comparing PM's, the monthly fee and the placement / leasing fee.  

If your a CA investor and 1031'd your properties to buy out of state, would be interested in hearing your experiences.

In my experience, it's always been a coverage that came standard with the landlord policy.
