A middle ground to consider would be to find an experienced and well respected builder and offer a JV deal to them where you supply the property, they supply the skill, experience, labor, and materials, and you agree to a reasonable split of the profits.

The lender did get back to me and told me that there would be a 45 day seasoning requirement for the funds supplied by my partner, but they wouldn't be able to title the property to the LLC.

It's $40 per month, and if you raise your rent by that amount, essentially the tenant is paying for the warranty.If anything needs repair, with the $75 service fee, you still win.Without warranty, Plumbing and hvac repairs usually cost $160-$$arm and $$leg.In my own 20-year-old home, I do not have Home warranty, and recently had to pay out of pocket for a copper water supply line leak, where they had to cut open the wall. $800.
