I was initially thinking of a hard money loan to get started but poking around the forums inspired me to get a little more creative.

Kind of inspiring to meet so many people doing it as I hope to be in that position soon to help springboard me into it.

A genuine HML partner (rather than provider) has real experience and understand issues in everything from the initial contracting to the flip or refinance for rental and should be able to SIMPLY explain how they can best make YOUR situation and out strategy work for the current deal and future deals. 

Definately inspires me to finally get a toe wet.

I'm glad you were able to get it all sorted out and that your tenant is okay.As someone mentioned earlier, I admire that you treated your tenant like a human being and genuinely cared about their well being and not just the money. 

You will be able to tell right away if they are genuine or making up some story.

They seem like very genuine people.

The property was located in one of the afluent neighborhoods in the city center, and it was large and very unique in comparison to the comps in the market and surrounding neighborhood at that time.I went with a art deco inspired design, although toned down.
