I'd rather require immediate payment for immediate repairs (not cosmetic) & always have tenants striving to get their full security returned at move-out.Could you have a lease term stating that monies received go towards any prior balances/rent/late fees/repairs/etc, before it's applied to the current month's rent?

I know advertising, marketing and communications like the back of my hand and I analyze data for a living.I don't have plans to leave my full-time job anytime soon but I'm branching out into new avenues of "passive" income.

I own a triplex and I also work a full time job as a W2 employee. 

I was looking at East Rutherford, etc...I am currently finishing my last semester at Bergen Community College (Yes, since I moved, I drive about 80+ miles there & back from Mine Hill, NJ 4 days out of the week & more to visit Fort Lee). 12/21/2018 is the last day at Bergen & from there I will be working full-time & become a real estate agent around Fort Lee area.

My problem is I’m going to school full time to get a bachelors degree and only have 1 year left.

I work full time I’m only off on weekends and I have the kids 7 days a week so I’m trying to find ways that I can get funding with my minimal amount of free timen@Vick Galuundefined

This site is full of new investors who tried to go it alone only to find they've missed key parts of the equations that cost them dearly after the fact. 

@Ryan Keenan I would never consider renting to someone without doing a full background check.

Below is more context:- We all have full time jobs and in our early 30's- 2 of us live in New York City and 1 lives in Boston, if that matters- All of us are planning to do equal investment and buy the property in all cash- Our strategy for the first property is to go for cash flow - We are only going to buy one property under this LLC. 

My tenant wants to leave 1 month early and agreed to pay the last month's rent in full.
