Rent is flat for the full term of the primary lease ( occasionally you will see one with rent increases but they dropped the cap rate below market so blended cap is the same or less than buying one with flat rent).

$35k is extremely rare for a condo, but I do see them occasional if they are small and apartment style.

I have an uncle who has been flipping houses for a few years (who is my mentor) and a cousin who works with him and partners on deals occasionally.
