Bar in the backyard of beach STR, deal breaker?

Hello friends, my business partner and I are currently under contract on a triplex near the beach that we plan to use a short term rental. We both attended the inspection of the property and realized that a pride bar is directly behind the property. There is an outdoor stage for male dancers that directly abuts the fence of the backyard of the property. The bar is even occasionally open until 4 AM. Overall, we believe it would be a great short term rental However, we are nervous about the potential for negative reviews due to noise. What would you do? Is this a dealbreaker?
