Anyone have any thoughts on starting out, whether jumping in doing pro bono work, assisting/interning, etc.?

Only reason i found out is because the tenant notified me, not even the property manager.

Once the court gives us back possession of the property, it's on us to get to work finding a new tenant.Moreover, even if you did persuade a sympathetic judge to award you a judgment for lost rents, how would you collect on it?

@Tony Nuttall, in my area they don't even charge a separate escrow fee.

It is lower this year in the area.2nd, I think there can be a demand for this, even more so if it is private.
