I give tenants filters but I change filters every 3-4 months because It appears that my tenants do not remember to do it and all my hvac systems are older...Dirty filters put a strain on systems and knowing the filters are changed a few times a year gives me peace of mind.

.- Inspect the property on a regular basis (min: once every three month) to check general status- In case things go south be able to evict tenant in a peaceful manner.- Charge rent- Provide regular (monthly) status reports detailing problems and other situations.Is there anybody with good references that can do the job?

Very much appreciated and helpful.We have an excellent contractor and plan to do some things on our own as well.Considering exterior enhancements; gravel, paint, fencing, driveway, etc - if the process proves lengthy, are these things we could try to begin on our own and get reimbursed for once the city gets around to approving them?

You could test a water based clear coat on a section to see how it looks, that could even out and enhance it longer than Murphy’s.

Something you could possibly do would be have a home inspection done for ~$500, and that way they will be able to tell you anything that might need addressing now and in the future for peace of mind.

I was first thinking in tinting them, then change my mind to probably just apply some clear coat varnish that enhances the color and brings some gloss and life into them.
