Even at a conservative rent rate, this thing will easily cash flow as is, all day, everyday starting on day 1 not on month 61 like your example.

Market rent for POHs are easily 700-800/month.

Is that equity for each asset(s) under one LLC or when you reach a combined $ 1 million equity of all your assets? 

Not in Coeur d'Alene because the prices for anything with land sounds like it'd be out of budget, but there are a ton of smaller towns and places in the county that you can easily drive in for the social stuff and still buy something that checks most or all of your boxes at a reasonable price.
