Those are metrics that favor a profitable market.I know your market got the Japanese boost as you have pointed out previously and I do believe you are experiencing and will continue to get a Chinese boost (as is much of the West Coast) but then you and I would disagree from there.

The numbers seem attractive at first glance, but as you zoom out and look at the whole life cycle of your investment (i.e. 30 years), the picture changes dramatically.

Either way, creating your own underwriting spreadsheet or getting software will dramatically increase your efficiency and allow you to underwrite many more deals thus improving your skill set.

They should be able to run a remote test.Many have an app where you can remotely check your upload and download speeds.Beyond that get a wifi mesh system to boost the wifi signal in the house.

Cashflow is definitely harder but still doable and the value adds are still there to boost rents/create value.
