I want to learn along the way,  so I can pass knowledge on my kids and grandkids, and anyone who wants to learn.Right now I am learning about wholesaling and getting ready to hit the road.Any helpful tips in finding good deal would be greatly appreciated.What do you think about "Deal Dog"?

 Yeah, I have mentored many "newbies" along the way, but even an old dog like myself continues to learn new tricks!

What is a dog bite going to cost?

One until has a little old polish couple whose son pays their rent and the other is a single 36 yo male with a dog and I'm pretty sure the owner pays for water

I know it sounds silly to treat adults like children by setting consequences to bad behavior, but we shouldn't be in the business of accommodating poor tenants at the expense of a good one.

The seller usually doesn't care at this point, and the bank has no dog in that fight.

Bad next door neighbors (exterior of house and lawn in disrepair, large dangerous breed dogs or dogs that bark nonstop while you are there).  

Either you live with a family and deal with kids and dogs and cats and mess, OR you deal with a retired person who yells at you for coming home late (yes, 9 p.m. is late to some).  

Is this playing it too safe, or calling out investment behavior that can be far too aggressive?
