Put another way, if deep pockets were able to just buy these without adding/building any value, then frankly that kind of de-values the dollar.  

this question isn't so much about if this is a good deal or not, but more a question of when and how do you decide de to expand your portfolio. 

It seems pretty easy, and I don't want to throw money away.Do I actually need a custodian to adopt the LLC into the IRA, or is this another form I could potentially complete and file on my own behalf, since I will be my own de-facto custodian?

Whereas Delaware, Nevada and a few other States do not charge Income Tax.

Therefore, I am willing to make this first purchase as a means to learn about the process.The states I have narrowed it down to are Colorado, Texas, Tennessee, Delaware, and New Hampshire.

Hi @Lori Allred, if you’re an accredited investor there is an investment product called a DST (Delaware Statutory Trust) that might be beneficial for you to learn about if you decide to perform a 1031 exchange. 

I re-used the hardware after scrubbing it with de-greaser.
