30k coming my way what to do ?

I'm not a expert in this business like a lot of you guys I just settled a case for 30k and the last thing I would want to do is blow it . I was thinking about purchasing a condo in Tulsa around 45k and just having that property to start off with. Am I on the right path? Any better suggestions?

I have a lot of properties in Tulsa and I've been active in the Tulsa market for 20 years. I'm not sure where you would buy $45,000 condo that you would be happy with. I think Tulsa is a great market I'm just not sure you want to condo in this market. Single-family homes are much  better investment here
