I'm  in my early 30s, and an experienced software developer currently looking for passive income opportunities, but I would like to eventually move into real estate investment full time when I get into my forties. 

I am not a fan, but that may change as I develop, or move into different neighborhoods/markets.

These guys do an awesome job and have done almost all the renovations at my personal home.Maybe I am naive, but most will not get those sub-contractor cost or discounts on material purchases unless they develop a relationship with one of those subs and that is not going to happen on a deal or 2.  

1.when selling a 10-year old unit in a common interest development such as condominiums,stock cooperatives, or planned developments,which form must be used?

Many new developments and USC Expansion and rejuvenation of a suppressed area are currently underway.

I've been a software developer for 17 years specializing in Microsoft technologies and have my BS degree in Information Systems.  15 years ago I started learning about RE investing from a co worker that was embarking on this journey, and I read books like Rich Dad Poor Dad, Cashflow Quandrant, Total Money Makeover, How to Win Friends and Influence People, and other various "motivational/self-help books".  

My main projects are in personal development, self-help and life improvement.

Are there any Houston mixed use developers here?

  $25K only gets you access to the door the other cost is another $30K to join the inner circle and then at least $2K per use of there product such as web development, accountant etc.
