Pretty much any C to D rental area of any major city East of Denver.OH we have very short memories and we have a whole new crop of investor who buy that line that cash flow is immune.Back in 2011 when I was buying IN Atl for 30 cents on the dollar compared to 07... we often got into debates on whether Texas was better becaseu the economy was better there and values did not drop like a rock..

I had no clue it was there and I could care less but they obviously had a strong opinion about it (not trying to start a debate about or what the flag means or doesn't mean just stating that same people may perceive things or notice things that we don't).
