I've read here on BiggerPockets about REI Guard (brokers) but I haven't read any experiences with relation to claims.  

I've had some that were in terrible condition with tenants who were not paying any rent at all and the landlord claimed everything was just fine.

Keep in mind that legally you may only claim for what they owe you in rent not the previous landlord.
