Property taxes aren’t cheap but the rents I’m coming across are pretty strong.

Is there any reason not to have just a coin op washer and a regular dryer that can be bought for cheap?

One of my criteria will be to only purchase in reasonable to cheap property tax areas but I also want to buy in areas that are safe and have decent school districts. 

I think the 1800s land grants are about over by now.you can get cheap land in the intermountain west and high deserts.. 

DP1 is cheap but not worth the limited coverage in my opinion.
