Rehab analyzer software

Mike Hernandez
Posted

I attended a Dan Merrill seminar and at the end of seminar they were pushing the rehab analyzer software https://rehabvaluator.com/. I currently purchased a 3 flat rehab project and hired a General Contractor to do everything. I think he's charging me too much but, there's still enough room for profit because I purchased it cheap enough. Although, not all deals are like this and need to save money where I can so, I'm looking for a Rehab analyzing software. Any recommendations are greatly appreciated, thanks.

Dan Merrill?  Do you mean Than Merrill with FortuneBuilders?  I believe the software they promote is RealeFlow.

If you think your GC is charging too much, did you get multiple bids?  You should at least solicit 3 bids from other GCs to check your GC's numbers...

Otherwise, I would recommend getting The Book on Estimating Rehab Costs which provides price ranges for 25 different repairs, which could be used as a gut check.

Otherwise, I have a spreadsheet in the BP file place that has a repair estimator tool with a cost database that might come in handy as well.
