Prior to vacation renting please check out your local regulations and restrictions on vacation rentals as some areas dont allow short term rentals.

There is a current bill that, if passed, would restrict short term rentals, but it is not expected to pass.

We did a deal a couple years ago for CMBS and the principals had $1 million in a liquid account, which still wasn't sufficient, also they will have the ability to restrict cash flow/distributions/operating cash, etc. per the term sheets. 

Also, If I'm renting out one private room, I will probably not restricted to short term hosting rule (180days) in San Jose, because i will be present all the time. is this correct ?

The website talks about younger family’s and I know someone who lives in the community so there isn’t an age restriction.

If you are reluctant to open a separate bank account, you should at least separately record the security deposit in your financial statement and label it as a restricted cash and keep the record of incoming wire or check.
