become an host of short term rental (apartment) in San Jose

Hi, 

My name is Max, I'm living in Bay area. I currently rent a room with shared bathroom in other's single family house around $1000 a month. I'm not happy with current living condition, given the small room and shared bathroom and not much privacy at all, so sometime i have an idea moving out to AN 2B2B apartment and subletting another room for AirBnb to see if that cover up the renting cost. 

Is there anyone has similar experience if this is good investment to cover up the rent ?

Here, the 2b/2b luxury apartment is around 3k ~ 3.5k /monthly, and I did some search on Airbnb, seems like there are a lot of people doing similar thing but they are mostly renting out entire apartment instead of private room which i'm planning to do. 

I'm not sure how much i could net from subleasing, also I don't have any previous hosting experience before. Where could i start from ? 

My goal is to increase quality of life and also have renting out another room for cash in order to reimbursed the whole apartment rent. Is this too idealistic in this market ?

Also, If I'm renting out one private room, I will probably not restricted to short term hosting rule (180days) in San Jose, because i will be present all the time. is this correct ? I know there are risks that apartment company might found out and kick me out, but I still want to try and keep it low profile.
