What is worst is when they run out of time on their current hard money loan and are paying penalties/very high rates for going past the maturity date. 

I've read multiple bigger pockets books and have been part of a RE mastermind discussion group, so I feel I have a lot of theoretical knowledge, but I'm eager to apply that and truly learn from actual experience.

There aren't many syndications that allow 1031 exchange money to be used.  

The properties I have held for 10+ years are making a lot of money but the newer ones aren't.

In my opinion if you have a large position in hard money loans, it's the only way to go, unless you want to be continually doing due diligence on new loans as old ones come due and payoff.

The thing is their model is PREDATORY upon ppl that desperately want an opportunity to earn more money.

Actually, it often depends on the property.

If it is because your PM is supposed to be doing it and isn't, then you need to tell your PM to get to work because you are losing money and aren't happy.
