I’m so motivated and I finally found a property in foreclosure status in my area for $235,000 and ARV is over $320,000 I need help if someone can guide me step by step to get it under contract and will split commission 🙏

Now you need to determine if you want to do that locally or OOS and then find someone who teaches exactly that strategy and helps you to achieve your goals.  

All you have to do is focus on getting slightly better / making small progress every day and you can achieve your goals.I would suggest looking up local meetups in your area as this will allow you to network with other investors. 

My thought is that the sellers (currently estate managers as owners have passed) would be motivated to move quickly if we take the tenant problem off their hands.Now, this probably raises lots of red flags, potentially even prompts some laughter at what a terrible it is, which is why I'm here asking!

Best to have a discussion with someone who understands what YOU are trying to achieve, and then can discuss the LLC options in that context.  

To rational people it seems like these would be highly motivated sellers but they arent.
