However, if you're the one with the cash it's not hard to find a partner to be the loan side through a joint venture or similar. 

Might be similar laws in your state.

Its not used because, and at least from my limit experience, I've never come across two investment that had such similar characteristic that I needed to get that level of precision in my measurement.

Two things I find interesting here, one is the caveats with using Kiwisaver (similar to 401(k) plan in US) for first home buying, the other is the skyrocketing Auckland property market.
